Here is a snapshot of the Pinecrest FL Rentals that are available.  First let me share with you some of the condos.  There is a 1BR/1BA condo at Dadeland Grove for $1,100; a 2BR/2BA at Palms of Pinecrest for $1,250; a 2BR/2BA at Sunrise Point for $1,300; a 3BR/2 1/2 BA at Swan Lake for $4,600; a 3BR/2 1/2BA at The Reserve for $2,800 and a 1BR/1BA at Villas of Pinecrest for $1,075 per month.

In the single family Pinecrest FL rental market, there is a 4BR/3BA pool home in the Pinecrest Elementary district for $3,800; a 4BR/2BA pool home in the Palmetto Elementary district for $4,300 and currently here are 6 brand new estates ranging from $6,500 to $10,000 a month.

In total, today there are 40 rentals listed in Pinecrest Fl ranging in price from $900 to $15,000 per month.  So, just like in the Pinecrest FL residential real estate market, in the Pinecrest FL rental market, there is something for just about everyone.

The demand is high because Pinecrest Florida is one of the most desirable areas of Miami-Dade County; and families with children want to move to Pinecrest because of the excellent schools.  The inventory tends to be low because it is very expensive for investors to buy properties in Pinecrest for rental purposes.

Pinecrest Florida rentals are usually in high demand.  Most families want to rent in Pinecrest Florida to have their children attend the Pinecrest schools; the best in Miami-Dade county, both private and public.

There are three elementary schools in Pinecrest Florida; they are Pinecrest, Palmetto and Howard Drive.  All Pinecrest Florida rentals are in the Palmetto Middle School and Palmetto Senior High School district.

Looking at the Pinecrest Florida rentals for the first half of 2009, your typical 4 bedroom Pinecrest Florida rental will rent for about $2,500.00 per month.  Typically this will include the yard and pool maintenance, do get that clarified.  Once you find a home you like, you’ll need to provide one months’ rent with your application to hold that home for you.  After the application and credit check have been approved, most Pinecrest Florida rentals will ask for the current months’ rent, last months’ rent and one month’s rent as deposit.  In this example you will need $7,500.00 to move in.

Before signing a lease make sure to do a walk thru with a move-in checklist with the rental agent, if she’s going to manage the property.  If she’s not managing the property do your walk thru with the landlord.  Look closely at the condition of the property; are there signs of a leaky roof, is the plumbing working correctly (do you see any leaks), make sure all electrical is working (turn on every light switch), make sure all your appliances are in working order, is the air conditioning working (extremely important in South Florida) and don’t forget the garage door opener.  If anything needs repairing, make note of it and when you can expect it to be repaired.  Document any damage you see on the property.  Have all parties sign and date this checklist; each side should get a copy.  I can’t emphasize how important this move-in checklist is; you should use this same list when you move out.

Once you receive your lease, read it very carefully.  Make sure you understand who is responsible for what and when.
